What can I do about a low home sale price in my neighborhood affecting my appraisal?A house within a block of me needing updates and repairs (foreclosure that sat vacant for some time) recently sold about 20,000 below what two other homes in the area are listed for. Because it is in the same subdivision, it is causing my value to drop about 20,000 below appraisal from three years ago. People don't move frequently from my neighborhood (stable, family neighborhood close to services and highways), and the two in top-notch condition currently on the market haven't sold yet. The most recent sale is almost a year ago. I'd like to refinance before my ARM goes up, but I can't get a decent loan to value ratio with the low recent sale.
I like 1 the best, it's what I was going to suggest. If you can take them to see a movie at a drive-in theater, even better. There are none near me, but there still are 50+ in existence in the US. And they'll all be torn down in a few years, so…
We get 75 cents per box we sell, and since it's the 4th year the girls have sold, they're getting much better, much braver, and we do 5-8 booth sales in March in addition to our regular selling. 9 girls in my troop, 1600+ boxes sold, we give camp "scholarships" to the girls, as a way of letting them spend their money wisely.
We will also go to April Camporee, which costs $150+, and probably to the museum once $30 with reduced Scout rate/reservation, and go bowling once $60 with coupons.

Yes, both the F-3 (married children) and F-4 (siblings) category should be eliminated. I'd also place severe restrictions on parents due to medical issues related to older people. We can't care for our own elderly as things stand now.
